This is a question we often get asked and it’s easy to understand where many building owners may be hesitant to consider roof coatings as a viable option to restore their roof. Some of the biggest reservations we hear are:
- Isn’t roof coatings just a short-term solution to eventually needing to replace my roof?
- Can roof coatings actually hold up for the duration of the warranty?
- Are roof coatings any good?
Get a room of 20 commercial roofers and you’ll get about 20 varying opinions on commercial roof coatings. We only feel qualified to answer that question in terms of our experience and what we know to be true about the products we attach to our name.
Here’s what we would say to those questions:
Isn’t roof coatings just a short-term solution to eventually needing to replace my roof?
Ask a commercial roofer who specializes in re-roof and they will tell you unequivocally yes. Their motivation is to keep their crews busy and line up their production calendar. And truthfully, in some instances a roof is beyond any option except to replace the whole thing.
In our experience, however, we have found that commercial roofs that are newly leaking may be a perfect candidate for a roof restoration/coating application. A few leaks on a building are an indication that the roof is aging or showing signs a degradation and a roof coating may just about halt the process down if things are fixed and sealed properly.
Many of our products offer a 10-20 year warranty (including labor and materials) so we can confidently stand by the work. If this wasn’t the case, then we’re probably in the wrong business model.
Can roof coatings actually hold up for the duration of the warranty?
To understand this question, we have to consider that there are several types of roof coatings from different manufacturers with varying levels of quality.
It was extremely important for Armour Roof Co. to hand select products from manufacturers that we knew we could trust and attach our name and reputation with. With that said, there are many roof coatings that are low quality and many that are much higher quality.
We usually offer clients options to choose the material and warranty period that works best for their goals and we do offer a hassle-free warranty that comes along with it.
Are roof coatings any good?
Much like the last question- it depends. Lower end roof coatings like acrylic will do the job, but with some limitations. Some of our higher end products (Tritoflex 2k) has an impressive list of benefits including:
- 1200% Elongation Rating for Fluctuating Weather (think regions with 4 seasons)
- >600 psi tensile strength (aged result)
- Class A Fire Rating (self extinguishing)
- Resistant to severe, baseball-sized hail
- Impermeable – withstands ponding water indefinitely
These are very bold claims if they don’t hold true and so with that, we’ll let you come to your own conclusions.
