When considering a coating, people sometimes think we’re simply slapping on a coating to an existing roof, however, much more goes into a roof coating application than what meets the eye.
One of the very first things we evaluate during a “roof walk” is the candidacy of your roof. Specifically we look at:
Age of Your Roof As a Factor
We’ve written several articles that not every roof is qualified to have roof coatings as an option. On average, a well-maintained commercial roof should last anywhere from 10-20+ years barring any extreme weather conditions.
With that said, however, we headquarter out of Omaha, NE which experiences all four seasons so there is definitely a higher likelihood for wear and tear. (Fun Fact: In any given year there could be a 120 degree swing of weather from the hottest temps to the coldest temps)
The age is a good indicator, but won’t tell us anything until we inspect the existing condition of the roof.
Existing Condition of a Roof
There’s nothing quite like walking a roof to determine first hand if it’s even a candidate for coatings. Our roofing experts will sometimes even cut a sample where we can evaluate it much more closely to determine the life stage of the underlayment.
Some roofs we have walked have been so dangerously deteriorated that we’ve almost fallen through. If a roof gets to this point, the only option is to completely replace it. Otherwise it would simply be unethical to even recommend roof coatings.
Accumulated Debris
Debris such as leaves, twigs, branches, and other organic matter can lead to premature deterioration and decay of a roofing system.
Part of our preparation to install a coating is to power wash, clean, and remove most debris so that the roof coating can adhere correctly to the roofing surface.
Note: Regular maintenance can help remove debris before it becomes a hazard to personnel and the roofing system.
So How Much Added Weight is a Roof Coating?
Armour Roof Co. has roofing systems that can be applied anywhere from 20-120 mil in thickness. Our lightest is system equates to about 1.76 oz per square foot or a double layer would be 3.52 oz per square foot. Acrylic roof coatings would be less and our liquid rubber membrane systems would be more.
Compared to the option of a single ply overlay or metal retrofit, roof coatings are negligible.
The short answer is the added weight is so inconsequential that no structural evaluations or other weight concerns would have to be factored in.
