If you’re a property manager, you’ve got quite a bit to juggle when it comes oversight of all the commercial properties you maintain. Roofing and building maintenance is just one of the many functions in your job role so we thought we’d break down what you should know about roof coatings, especially how it pertains to your job.
There Are Different Types of Roof Coatings
Commercial roof coatings are for many types of roof- well, except shingles. Armour Roof Co. has successfully been able to restore flat roofs, metal roofs, EPDM, BUR Membrane, and TPO roof membranes. We once even helped restore a church roof that had 3 different types of roofing systems (yes, 3!) by applying 3 different types of coatings suited for each area.
Outside of shingle roofs, we most likely have a solution to repair and restore most commercial roofs.
Roof Coatings Are Easy to Maintain
Theoretically, you could rely on the roof coating for the lifespan of your building as long as you keep on top of maintenance. Armour offers an annual or bi-annual plan to do an assessment of your commercial property roof to ensure it’s holding up as a should.
There is hardly any other maintenance expenditure and pales in comparison to the costs associated with a roof replacement.
There is Virtually No Disruption to Business
A completely roof tear off and replacement is loud, expensive, and disruptive. All the things that roof coatings are not.
Our crew will come and clean your commercial property and prep the roof with relatively little disruption. Applying the coatings and doing QA checks often in a much shorter period of time than a replacement. In short, your tenants will probably prefer this method because it won’t interfere with their operations.
Roof Coatings Are Much, Much Cheaper Than New
We’re saving the best for last. We’ve worked with several property managers and when compared to the cost of a brand new roof replacement, roof coatings are routinely 40%-50% cheaper.
You may be wondering what the catch is…there is none. Our products are industrial grade and have the same length of warranty as a new roof so you’re truly getting all the benefits of a new roof for a fraction of the cost. Add to that, our products have an elongation rating of up to 1200% making them ideal for the unique Midwest weather that fluctuates between 4 seasons.
Summary
As a property manager you know it take a lot to balance the responsibility of overseeing many properties (and tenant relationships). Aside from the obvious benefits, we believe roof coatings will best serve the needs of property managers (stay within maintenance budgets) and the tenants (no disruption to operations).
