What Type of Roof Coating Should I Use For My Roof? Comparing 4 Popular Roof Coating Options.

 

Let’s say you have a leaky roof and have decided that instead of spending a small fortune on a re-roof, you have concluded that roof coatings is the direction you want to take. There are several roof coatings available with each have it’s own unique set of benefits and drawbacks so let’s compare them.

Acrylic Roof Coatings

Acrylic is one of the most popular choice due to their low cost and ease of application. This tough, yet flexible roof membrane can provide excellent protection against the elements, UV rays, and other environmental factors. We most often recommend acrylic coatings for flat roofs, but have been able to use it on metal, rubber, and other single-ply membrane options. (Note: There are some substrates such as asphalt and fiberglass which really aren’t suitable)

The biggest drawbacks include UV Degradation (break down over time dues to sun exposure), Water Re-Emulsification (when ponding water can break through and break down the product), and shrinkage due to weather conditions which can cause it to separate from the roof surface.

Silicone Roof Coatings

The next level of roof coatings is a silicone-based roofing system. They have a excellent durability rating and can manage against extreme weather conditions. Additionally, they also protect against UV Rays, rain, wind, and hail (depending on the specific product and thickness application. Since they provide better weather protection, they tend to be priced slightly more than Acrylic roof coatings.

As with Acrylic, there are some considerations associated with Silicone Coatings. They are a bit pricier, tougher to apply, and require more time to prepare the surface. Silicone cannot adhere to every roof surface, however, our team can help you understand its limitations.

Urethane Roof Coatings

Urethane roof coatings (more commonly known as polyurethane roof coatings) are some of the strongest, most durable, and versatile elastomeric coatings available in the industry. As with the previous two options they have a high resistance against the elements, offer UV reflectivity, and are known for durability. Additionally, they can be used on a broader range of roofing substrates which makes it perfect for flat roof or low sloped roofs.

There are drawbacks, however, to Urethane coatings. It’s a more expensive option than acrylic and the roof substrate has to be stripped of any other roof coatings in order for this product to adhere properly (resulting in potentially more cost in roof prep).

Tritoflex 2k Liquid Rubber Membrane

One of our newest offerings is in the form of a liquid rubber membrane, TritoFlex 2k. This industrial-grade, instant-set, and environmentally friendly liquid rubber membrane is one of the toughest and most durable coatings we offer. It offers a 1200% elongation rating which is ideal weather fluctuations, Class A fire rating (self extinguishing), resistant to baseball-sized hail, and impermeable (ponding water can’t penetrate). This product is also easily repaired and can be renewed indefinitely.

This is the highest grade coating we offer and has the most benefits so naturally, it costs more than the others.
