As with everything in life, there is a counterargument not to do, buy, or use something.
Roof coatings are no different.
Go to any commercial roofing contractor in Omaha, and you will have a 50/50 chance of them recommending whether or not you use roof coatings. Many may never recommend it if it threatens their business model (roof replacement, etc.) or if there’s more financial gain in selling you a brand-new roof.
All that to say, we want to speak about some of the counterarguments against coatings and clarify our stance:
Roof Coatings Can Be Expensive
This statement is true to an extent. The coating may be higher if you price the most expensive roof coating option against the lowest-priced roof replacement option. Additionally, coatings will still be higher compared to patching or providing a temporary fix to a leaking roof. However, time and time again, clients have told us that our prices were about 40%-70% less than the cost of a roof replacement to solve the same issue.
Roof Coatings May Not Last As Long As Advertised
This, again, also bares a degree of truth. When a roof coating is not correctly installed, is a faulty product (think dud fireworks, for example), or has unreasonably harsh weather conditions, it may not last as long as advertised. There are simply things beyond the control of which commercial roofing contractor or industrial roofing contractor you hire. This includes a roof contractor who can adequately assess your roof and make a suitable recommendation.

Once again, this is a valid point, but with some nuance. It helps to know that there are roof coatings in every climate and region in the United States (and probably beyond). Therefore, there must be some viability as to its performance.
It helps to hire a professional roofer who understands the region’s climate and roofing surface to make the most informed recommendation. The installation time is also essential for adhesion because different roof coatings won’t correctly cure below certain air temperatures.
Summary
In addition to some of these more robust counterarguments, there is one more important thing to consider. If your roof is not a good candidate for coatings (beyond repair), it would make sense to replace it altogether.
That determination can sometimes only be made if a professional roof contractor is on-site taking core samples of your roof.
